What goes into an ADU permit in Miami-Dade?
As of October 2026, a permit set for an ADU typically includes:
- A survey and site plan showing setbacks, parking and the flood zone.
- Floor plans, elevations and sections.
- Structural drawings for High-Velocity Hurricane Zone wind loads.
- Product approvals for windows, doors and the roof covering.
- Energy code calculations, plus electrical, plumbing and mechanical plans.
- Flood elevation details, and an elevation certificate when the lot is in a flood zone.
Does Miami-Dade offer pre-approved ADU plans?
Yes, for unincorporated areas. The county's ADU Blueprint program offers pre-approved designs that the county says may speed up permitting. A pre-approved design still has to be placed on your lot and checked against your setbacks and flood zone. We can work with a Blueprint design or draw a custom one.
What does the county ask for beyond the building permit?
For unincorporated Miami-Dade, the county ADU page lists an administrative site plan review, impact fees, an ADU owner disclosure statement, zoning approval for any setback issues, proof of notice to your HOA if you have one, and a renewable Certificate of Use. We prepare and track each item.

What if my HOA or deed restrictions say no?
Private covenants are separate from zoning. A city or the county may allow an ADU while your HOA's recorded rules limit it. Read your declaration before design, and if the language is unclear, ask a Florida real estate attorney. We can adjust the design, for example to match roof and color rules, but we cannot override a covenant.
Who checks our licensing?
You can. Florida contractors are licensed through the Department of Business and Professional Regulation (DBPR), and any license can be looked up on DBPR's MyFloridaLicense.com. We provide our license and insurance details with your written quote.
Custom design or a pre-approved plan?
It depends on the lot. A rectangular yard with plenty of room may suit a Blueprint design with few changes. A narrow lot, a canal-side yard or a site that must be raised for flooding often needs a custom layout. We compare both before you commit.
