How we take your ADU from idea to move-in

One team handles zoning research, design, permits and construction. At each step you know what is done and what comes next.

  1. Lot checkWe confirm the governing city or county, zoning, recorded lot size, FEMA flood zone and HOA status.
  2. Site visitWe measure, take a floor level reading, and check the electrical panel, sewer or septic and drainage.
  3. Design and quoteA layout that fits the lot and the rules, with a written, itemized price.
  4. EngineeringStructural design for hurricane wind loads, flood elevation details and energy calculations.
  5. PermitsZoning review, building permit, product approvals and, in county areas, the ADU paperwork.
  6. ConstructionFoundation, framing or block, roof, openings, utilities and finishes.
  7. InspectionsWind, flood and trade inspections at each stage, with any corrections handled.
  8. Final approvalFinal inspection and, where required, the Certificate of Use.

How long does ADU approval take in Miami-Dade?

It depends on the jurisdiction and how complete the first submission is. The county says its ADU Blueprint pre-approved designs may provide a quicker permitting process. Each round of reviewer comments adds time, so we aim to answer zoning, wind and flood questions in the first set.

When do I get a price?

After the site visit and a design, before construction. The quote is written and itemized. If the lot check finds a low slab, an undersized panel or a septic issue, you hear about it before you sign.

What should I have ready?

  • The property address and folio number, if you have it.
  • Any survey or elevation certificate for the house.
  • Your HOA declaration, if there is one.
  • Who will live in the unit, and a budget range.

Can I build it myself as an owner-builder?

Florida law has an owner-builder exemption with conditions, including that you occupy the home and do not sell or lease the work within a set period. If you plan to rent the ADU, read those conditions carefully. We work as your licensed contractor.

How long will the whole project take?

It depends on the type, the jurisdiction and the lot. A garage conversion above flood elevation in the county is usually the simplest path. A raised detached unit in a city with design review takes longer. We give you a project-specific schedule with the quote.
