Who reviews an ADU in North Miami?
The City of North Miami, not the county. North Miami has its own land development regulations, and the unincorporated Miami-Dade ADU rules do not apply inside city limits.
Does North Miami allow ADUs?
As of October 2026, we could not confirm from a primary city source whether, or under what limits, North Miami's code allows a second dwelling on a single-family lot. Its code does say that a nonconforming accessory structure must be brought into conformity when the main home is substantially improved or added to. We ask the city's planning staff about your lot and share the answer before design.

Why check the flood zone first?
Parts of the city lie close to Biscayne Bay. If your lot is in a FEMA Special Flood Hazard Area, a new living floor must meet the required elevation, and work on an older house can trigger the substantial improvement rule. We pull the FEMA flood map and any elevation certificate for your property first.
What building code applies?
Miami-Dade's High-Velocity Hurricane Zone provisions apply here, as everywhere in the county. That includes product approval for windows, doors and roofing.
What if an ADU is not allowed on my lot?
It depends on what the city does allow. An addition to the main house for family use, a home office or extra bedrooms may still be possible. We tell you plainly if a separate unit is not an option.
