Who regulates ADUs in Kendall?
Kendall is largely an unincorporated community, so most addresses fall under Miami-Dade County zoning. Some homes with a Kendall mailing address sit inside a nearby municipality instead. We confirm which government covers your property first, because the rules differ.
What are the county ADU rules?
As of October 2026, the Miami-Dade County ADU page sets out:
- One ADU per lot in AU, EU and RU districts inside the Urban Development Boundary.
- A minimum lot size of 7,500 sq ft.
- A unit of 400 to 800 sq ft in RU-1 districts; a guesthouse over 800 sq ft cannot be used as an ADU.
- A detached ADU no taller than the main house.
- One additional parking space, on the lot or the adjacent swale.
- No owner-occupancy requirement; if the owner does live on site, it must be in the main house.
What permits and approvals are involved?
The county lists a building permit, administrative site plan review, impact fees, an ADU owner disclosure statement and a Certificate of Use that must be renewed whether or not the unit is rented. If you have an HOA, the county asks for proof that you notified it.
Can I use a pre-approved design?
The county's ADU Blueprint program offers pre-approved designs that may shorten permitting. We place the design on your lot, check setbacks and flood elevation, and handle the submission.
Does my Kendall lot meet the 7,500 sq ft minimum?
It depends on the recorded lot, not the yard you see. Many Kendall lots are close to the line, so we check the property record and survey. A lot just under the minimum generally does not qualify under the county ADU rules.
